Radon Awareness

January is Kansas Radon Action Month, and National Radon Action Month, designed to educate you about the dangers of radon exposure and encourage you to identify and address radon problems in your home. Radon is a tasteless, odorless, colorless, naturally occurring radioactive gas found in nearly all soils. So, you won't know your home has a radon problem unless you test for it. Outdoors, radon is diluted to low concentrations. But once inside an enclosed space, radon can accumulate to significant levels. About one out of every three radon measurements performed in Kansas are elevated, being above 4 pCi/l (picoCuries per liter). Johnson County, KS, averages around 5.3 pCi/l. Wyandotte and Leavenworth counties in Kansas see similar test result levels.

The best way to find out if your house, or the house you're looking to buy, has a radon problem is to have a certified radon professional, such as Miki Mertz of Complete Home Inspection, do a test for you. Complete Home Inspection uses a continuous radon monitor that takes samples over a period of two full days, with the test unit placed in the lowest livable level of the house. Windows are kept closed throughout the time of the test. The test results are then averaged into an overall number for your final report. As mentioned earlier, if the radon level is higher than 4.0piC/l, then it should be fixed, or "mitigated". In Kansas, all residential real estate contracts include a recommendation that home buyers include a radon test on homes purchased. All radon tests performed during real estate transactions in Kansas must be conducted by a state-certified radon tester, such as Miki Mertz of Complete Home Inspection.

Deja vu all over again

This past week, I was hired to inspect a house that I inspected for the current owner when she bought it five years ago. The new buyer had seen my inspection report from five years ago and felt it was "so thorough and detailed" that he wanted me to inspect the house again to see what had been fixed from before and what had changed in the interim. It's always interesting to see which Recommended Repairs from the original inspection have been completed, which were ignored, and what condition the house is in now. 

My new client responded to his written home inspection report with, "Your work is so thorough. It is very helpful. Thank you." Having completed nearly 13,500 Kansas City home inspections over the last 28 years, I've inspected many houses multiple times for multiple clients. It's always interesting.

Comments from a client and from a realtor

A real estate agent I met for the first time yesterday said she really liked how I had the buyer and agent follow me around during the inspection. She said she learned a lot just listening to me explain things. And she appreciated having the chance to ask questions as she was seeing different features of the house instead of asking them after the fact.

That agent was temporarily filling in for my client's actual realtor who had to arrive after we had already begun the Kansas City home inspection. Once his realtor was able to join us, my client told her that he was really glad she had recommended me because, as a first-time home buyer, he was learning so much about the house, about what life in the house would be like and what it would entail, and about the home buying process, in general.
