Subject Matter Expert (SME)

It's an honor to serve as an SME to help write questions for the National Home Inspector Examination. The Examination Board of Professional Home Inspectors regularly gathers SMEs to discuss and review existing questions on the Examination and write new questions that are psychometrically-sound. Being included as an SME is a recognition of years of experience and extensive knowledge of home inspections. Heard from each of them

Recently, my clients were a married couple buying a home. The wife was able to attend her Complete Home Inspection and texted me afterward, "Miki, you were just great yesterday. Repeat customers

Having done a couple of home inspections for them over the years, a couple now wanted me to inspect the house their daughter, a first-time buyer, was purchasing. All three - mom, dad, and daughter - attended the inspection. Dad followed me around the most during the inspection. Two different times as we examined some defects in the condition of the house, he said, "And that's why we have YOU inspecting this house", and "You're awesome." Then, in reply to receiving the written inspection report on the house, he wrote, "Thanks, Miki! Again - we appreciate your fitting us in on such short notice, especially in a holiday weekend - and your getting the report to us next-day. Top-notch service for sure. We hope you have a great Independence Day." That's wonderful to hear. Thank you.

Fun inspection

 A fun inspection this week ended in some nice words from my client. A young woman was buying her first house and is going to share it with two other young women. All three were at my inspection so that they could learn about the house in "old" Overland Park. There was a lot of excitement in the air, as you can imagine. And the four of us had fun together. After receiving her written inspection report, my client replied, "Thank you, Miki! You did an amazing job!" And, I had a good time, as well.

Nice comments

A couple of very nice comments from realtors and clients this week - a real estate agent who frequently has me inspect the houses her clients are buying said, "I gave your contact info to an agent in my office. She says she loves you!" Another agent, that I was meeting for the first time, said she liked how informative I was during her clients' home inspection and that she really liked how I didn't take 4 hours to inspect a small house. Her buyers then chimed in with, "And you are so thorough and helpful."

Kiplinger Personal Finance magazine

In its April 2024 issue, Kiplinger advises how to "Make the Most of a Home Inspection" and mentions, "An inspection contingency can protect you from buying a potential money pit." First, Kiplinger says to hire a qualified inspector and suggests hiring an ASHI (American Society of Home Inspectors) Certified Home Inspector. The magazine calls an inspector's ASHI membership "a sign of credibility." I've been ASHI Certified since 1993. 

Another Kiplinger recommendation is for you to attend your home inspection. It's your chance to ask questions as they arise and to learn first-hand how the systems of your potential home work. I love it when my clients go through the house with me. It's then easy to demonstrate how to change filters, how to shut off the water supply, and more. 

That's some good advice from a trusted source.

Nice comment

 A customer buying an empty house, where the water happened to still be turned off at the time of the inspection, replied to his written home inspection report with, "Thank you for your hard work getting this done quickly and efficiently. We really appreciate you going out a second time. If we need an inspector again in the future, we will definitely let you know. Thank you."

Nice to hear

Two of this week's clients made a couple of nice comments after their home inspections. One, a young engineering student buying his first house, said, "Wow, you know so much more about houses than all of the engineers I know." And another client said, "Thank you for being so thorough. I can really see why our real estate agent recommends you!"

Two different comments

A couple of different comments have brightened up this first week of Fall. My client responded to his written report with, "Thank you for making the time to get this knocked out and for sending the report so quickly... I can't thank you enough for showing me all of the details you did."

And a realtor made this comment, in front of her buyer, "I really like how you explain everything in detail and in simple language. Most other home inspectors can't or won't do that."

Customer Comment

Several of my customers have me inspect both the house they are buying and the house they are selling. As buyers, they're finding out the condition of the property they're looking to buy. As sellers, they're finding out what major repairs they might want to make before listing the property and giving themselves a very complete Seller's Disclosure Form.

This week, one such customer had me inspect both houses for her. In reply to her E-mailed written home inspection reports, she said, "Thank you so much Miki!!  It has been such a gift to have you come to both houses.  Thank you so much!".

Shout out from the Prez

The current president of ASHI (American Society of Home Inspectors), the first female president of that organization, was featured in an article in the March 2023 issue of the ASHI Reporter. She detailed her career as a home inspector, and said that she "was inspired by ASHI's first woman director - Miki Mertz. 'Miki was very instrumental. She's been around a long time. She's a very intelligent woman.'" That's flattering to read.

Sweet comment at this time of year

In reply to her E-mailed home inspection report, yesterday's client referenced the sub-zero actual temperature and the four inches of snow we got on top of some freezing rain when she wrote, "Thank you, Miki! So appreciative of you braving the roads yesterday. Have a merry Christmas." Better than a plateful of Christmas cookies.

Great comment, means a lot

I always like having my buyers follow me around while I do the inspection, so they can ask questions and learn about their house. Today's buyer commented that he really liked my process of inspecting. He said I looked at everything as thoroughly as if I was buying the house. That's quite a compliment.

Comments from two different inspections this week - a couple, moving here from Texas, said, "Thank you so much. You were very thorough in your inspection." Among other things, they have never had a basement before. So, we talked about sump pumps and other basement features they were unfamiliar with.

And, at another inspection, I explained how a heat pump works. Then, the father of my client said, "Well, I learned something today. That was a great explanation. Easy to understand." And, his son (my client) said, "Thanks. Now, I understand how to use the system and get the most out of it."
