Subject Matter Expert (SME)

It's an honor to serve as an SME to help write questions for the National Home Inspector Examination. The Examination Board of Professional Home Inspectors regularly gathers SMEs to discuss and review existing questions on the Examination and write new questions that are psychometrically-sound. Being included as an SME is a recognition of years of experience and extensive knowledge of home inspections. It will be fun and exciting to help prepare fellow professionals for their careers in the Home Inspection Industry.

Kiplinger Personal Finance magazine

In its April 2024 issue, Kiplinger advises how to "Make the Most of a Home Inspection" and mentions, "An inspection contingency can protect you from buying a potential money pit." First, Kiplinger says to hire a qualified inspector and suggests hiring an ASHI (American Society of Home Inspectors) Certified Home Inspector. The magazine calls an inspector's ASHI membership "a sign of credibility." I've been ASHI Certified since 1993. 

Another Kiplinger recommendation is for you to attend your home inspection. It's your chance to ask questions as they arise and to learn first-hand how the systems of your potential home work. I love it when my clients go through the house with me. It's then easy to demonstrate how to change filters, how to shut off the water supply, and more.

Shout out from the Prez

The current president of ASHI (American Society of Home Inspectors), the first female president of that organization, was featured in an article in the March 2023 issue of the ASHI Reporter. She detailed her career as a home inspector, and said that she "was inspired by ASHI's first woman director - Miki Mertz. 'Miki was very instrumental. She's been around a long time. She's a very intelligent woman.'" That's flattering to read.

Take It From Someone Who Knows

Comments from a recent Kansas City home inspection - my client is moving to Kansas City from Germany. So her father, a real estate agent in Louisiana, drove up for my inspection. He's been involved in many home inspections in his career, so he did his research. He found me online, liked what he saw, but also checked me out with his local home inspector in Louisiana. She (his Louisiana home inspector) and I have never met. But, she liked my level of knowledge, evident in my responses to home inspection questions on Facebook. So, she gave me a good referral. That means a lot coming from someone with his background who had done so much research on me.

Helping train others

Earlier this month, I was one of six home inspectors from around the country selected to present during the first-ever "ASHI Virtual Summit", an online seminar for members of the American Society of Home Inspectors (ASHI). My two-hour presentation was "Home Inspection Methodology and Learning From Mistakes", designed to help home inspectors of all experience levels develop a consistent method of doing their inspections while focusing on learning from mistakes made by other home inspectors.

 

Following my presentation, one of the online attendees commented, "Not to be missed, Miki Mertz’ Inspection Methodology was wonderful. It ought to be required training for all home inspectors. Incredibly thorough and well thought out. I only wish she’d had time for the last 15 or so slides.

So many good things about it but I especially like the way she kept reminding us that everyone’s style is different, choose the method best for you and then be consistent."

Deja vu all over again

This past week, I was hired to inspect a house that I inspected for the current owner when she bought it five years ago. The new buyer had seen my inspection report from five years ago and felt it was "so thorough and detailed" that he wanted me to inspect the house again to see what had been fixed from before and what had changed in the interim. It's always interesting to see which Recommended Repairs from the original inspection have been completed, which were ignored, and what condition the house is in now. 

My new client responded to his written home inspection report with, "Your work is so thorough. It is very helpful. Thank you." Having completed nearly 13,500 Kansas City home inspections over the last 28 years, I've inspected many houses multiple times for multiple clients. It's always interesting.
